I'm so excited for this month! In our office, we have a few listings coming up, and I’ve been staying hands-on behind the scenes, learning from my mentors and keeping my skills sharp. I’ve been talking to some great people recently about how I can help them. I’ve also been preparing for my last Thirsty Thursday Event of the year and for a trip I have planned to Idaho for my birthday. I also have Movie Night at the end of the month, which gives me so much energy! I'm very grateful for how far I've come and for the amazing people like you in my life that this career has allowed me to meet.

Livermore Market Deep Dive
📉 25% of all homes that sold last month, 20 out of 79, had a price reduction.
Even more notable, 46 homes sold below their asking price, and those homes sat a median of 24 days on the market, compared to the overall median of just 15 days. That extra time often means more carrying costs, more stress, and more negotiating pressure.
Right now, there are 164 active homes in Livermore, and 49 of them (30%) have already reduced their price. That number keeps climbing.
3 Missteps to Avoid
1. Don’t price ambitiously.
The market is balanced with a slight favor to buyers. Overpricing often leads to sitting and negotiating pressure, ultimately, selling for less.
2. Don’t over-improve.
Buyers have more choices, and they’re factoring in their own tastes. Costly renovations don’t always pay off. In many cases, selling as-is will net you more.
3. Work with experience.
Selling in today’s market isn’t one-size-fits-all. I specialize in senior transitions, often involving original-condition homes, estate sales, selling as-is, or knowing when renovations are worth it.
