Why 2026 Feels Different

While the holidays usually bring a "tighter" feel to the market, we are seeing what we hope is a bright start to 2026. Here is why:

  • Rate Relief: Interest rates have stabilized and have been trending downward, which is already beginning to unlock "pent-up" demand from buyers who were sitting on the sidelines.

  • Inventory Control: Our inventory levels are much more manageable. We aren't seeing the erratic spikes of the past, but rather a healthy, steady flow of homes.

  • Seasonal "Signals": real estate is inherently seasonal, and as we move further into January, we expect inventory to rise. To understand if we are shifting into a "Fast-Paced" market, I am tracking these three specific signals for you:

    • Velocity: Days on Market. I’m watching to see if our current starts to trend downward. It’s a direct signal of buyer demand.

    • Absorption: If In Contract numbers stay neck-and-neck with New Listings.

    • Inventory Levels: A healthy rise in inventory is actually a good signal right now.
